Hardwood & Laminate Cleaner vs Neutral Floor Cleaner: Spray Mop or Mop Bucket, and the Cost per 1,000 sq ft

The short answer: a hardwood and laminate cleaner is a ready-to-use spray you mist onto a small area and wipe with a microfiber mop; a neutral floor cleaner is a concentrate you dilute into a mop bucket or autoscrubber for floors that tolerate water, such as VCT, tile, rubber and sealed stone. The difference is not strength. It is how much water reaches the floor. The National Wood Flooring Association tells owners not to use wet mops or steam mops on wood, because they damage the finish and the wood over time. Zep’s own directions for its Hardwood & Laminate Floor Cleaner say to spray a light mist, never pour it on the floor, and avoid string mops and saturated cloths. A mop bucket of neutral cleaner, however gentle the chemistry, is the wrong delivery system for a wood floor.

Notice what is missing from each column. The hardwood cleaner’s list does not include unfinished, oiled or waxed wood. The neutral cleaner’s list does not include wood at all. If your floor is not on a label, the label has not been tested for it, and that is your answer.

The laminate catch: the floor’s warranty outranks the cleaner’s label

A cleaner label tells you what the cleaner maker has tested. A flooring care sheet tells you what keeps the floor’s warranty. They do not always agree. Pergo’s care-and-repair sheet for its Outlast+ laminate, for example, says to dust mop or vacuum for general cleaning; for heavier cleaning, to wet mop occasionally “with water only, using a well wrung out mop”; if needed, to use 1 cup of vinegar or 1/3 cup of non-sudsing ammonia per gallon of water; and “DO NOT use detergents, abrasive cleaners, soaps, waxes or polishes.” It also rules out floor scrubbers, steamers and buffers.

So before a property manager standardizes on any laminate cleaner, pull the care sheet for the floor that is actually installed. If it says water only, that is what the crew uses, and the spray cleaner goes on the hardwood and the trim. If it allows a laminate cleaner, the Zep spray fits the “light mist, nothing standing” rule both documents share.

The dollar figures below are Zep’s own list prices on zep.com, read 4 October 2026: $50.48 for a case of four gallons of Hardwood & Laminate Floor Cleaner ($12.62 a gallon) and $53.98 for a case of four gallons of Concentrated Neutral pH Floor Cleaner ($13.50 a gallon). They are not our prices; we quote by the case. Zep publishes no coverage rate for either product, so the usage figures are assumptions to replace with your own count.

To measure your own spray rate, weigh a full spray-mop reservoir, clean one 6-by-6 square, and weigh it again. One fluid ounce of a water-based cleaner weighs a little over one ounce, close enough for this.

The spray costs more per square foot, about 54 cents more per 1,000 square feet in this example. On a 3,000 sq ft wood lobby cleaned five nights a week, that is roughly $35 a month. That is the whole premium for keeping water off the wood. The expensive mistake runs the other way: a crew that mops a wood floor from the same bucket as the VCT corridor saves pennies on chemical and spends them on a recoat. NWFA describes recoating, a new coat of finish applied by a professional, as how dull wood floors are renewed. Wet mopping is how they get dull faster.

The neutral column only holds if someone measures. A “glug” is usually 4 to 8 oz per gallon, which doubles or quadruples the cost and, as Zep notes, leaves the haze people then blame on the product. We worked through dosing in neutral cleaner vs degreaser vs floor disinfectant.

The routine, by floor

  1. Dry soil first, every time. Both Zep pages start with sweeping or vacuuming, and NWFA puts dust mopping or vacuuming on the bare-floor setting at the top of routine care. Grit under a damp mop is sandpaper. A dust mop pass is the cheapest floor care you will buy; see push broom vs lobby broom vs dust mop.
  2. Wood and laminate: mist, wipe, move on. One 6-by-6 square at a time, light strokes, a clean microfiber pad. Swap pads when they load up rather than spreading the dirt.
  3. Spills on wood: right away. NWFA says to wipe spills immediately with a dry or slightly damp cloth.
  4. VCT, tile, stone: measured bucket or autoscrubber. 2 oz per gallon for normal soil, change the water when it turns grey, rinse after heavy soil.
  5. Keep the two kits apart. A spray mop and pads for wood live on one cart; the bucket and string or flat mop for the wet floors live on another. Mixed buildings get both.

In South Florida the humidity is already doing what wet mopping does. NWFA notes that wood swells and shrinks with moisture on it and in the air, and suggests 30 to 50 percent indoor humidity. Keep the air conditioning on in vacant units and closed offices, and do not let a wet mop add to it.

What to stock

FAQ

Can I use neutral floor cleaner on hardwood floors?
Zep’s product page for its Concentrated Neutral pH Floor Cleaner does not list wood among its floors; the list is rubber, natural stone, tile, marble and VCT. The bigger issue is the mop bucket. The National Wood Flooring Association says not to use wet mops or steam mops on wood floors. Use a cleaner made for the finish, misted on and wiped with microfiber.

Can I use a string mop with hardwood and laminate cleaner?
Not according to Zep. Its directions for the Hardwood & Laminate Floor Cleaner say sponges, string mops or saturated cloths are not recommended. Mist a 6 ft by 6 ft area and wipe with a soft cloth or microfiber mop.

Which is cheaper per square foot, spray hardwood cleaner or neutral concentrate?
The neutral concentrate, measured at 2 oz per gallon. At Zep’s list prices read 4 October 2026 and our labelled usage assumptions, it is about $0.84 per 1,000 sq ft against about $1.38 for the spray. The spray’s premium is what it costs to keep water off a wood floor.

What should I clean laminate floors with?
Whatever the laminate maker’s care sheet allows. Pergo’s Outlast+ sheet, for example, says to use water only with a well wrung-out mop, or vinegar or non-sudsing ammonia in water, and not to use detergents, soaps, waxes or polishes. Check the sheet for the floor you have before choosing a cleaner.
